He negotiates rent reviews and lease renewals and advises on commercial property investment. Richard has been appointed by leading banks and legal practices to act as a Law of Property Act Receiver and as an Expert Witness calling upon his 24 years relevant experience. He is an accredited expert witness with an Advanced Professional Award in Expert Witness Evidence (APAEWE) Richard qualified as a Chartered Surveyor in 1988. He formerly worked as a Senior Valuation Surveyor with St Quintin (now part of CBRE) in their City and West End Offices, with responsibility for portfolio valuations on behalf of leading financial institutions including The Bank of England and Royal Life Insurance. Prior to this Richard worked with Stevens Scanlan & Partners, a general practice partnership, in their Westminster office. Richard joined Cardales in 1989 and he bought the Southampton business in December 2000 when he set up Keygrove.

His clients cover private land and property owners, commercial and residential property developers, investors, banks and accountants. He is responsible for the commercial agency department and has been involved in the sale, letting and acquisition of a number of high profile office, industrial and warehouse buildings in the South Hampshire area for clients including Russ Berrie, Mastercare, Ordnance Survey, ICON and Trant. He is a specialist in property development, being responsible for the development of the 30 acre Hounsdown Business Park and the 74 acre Adanac Park in Southampton as well as a number of potential future development sites. Andrew has also earned a reputation as a specialist in residential ground rents, having been involved in the sale, purchase and valuation of numerous portfolios. Until June 2008, he was a Director in Charge of Humberts Southampton office.

In addition Tim ensures legislative compliance on behalf of landlords, tenants and owner occupiers. Tim also provides asset management advice to investment clients and employs creative forward thinking and forward planning to maintain and enhance portfolio value. Tim joined Keygrove in 2004 having previously worked for five years with Montagu Evans in their London West End office. Tim’s experience includes managing properties countrywide in the Liverpool Victoria Asset Management Portfolio. Tim also managed properties acquired for site assembly in the Hammerson / Urban Regeneration Agency (English Partnerships) / Sheffield City Council City Centre Redevelopment joint venture and mixed use properties for Dawnay Day Investment Management and a number of other private investors. Prior to joining Montagu Evans Tim worked for Cooper and Tanner in Somerset acting for a wide range of clients providing landlord and tenant, valuation and estate management services.

SInce then Tej has worked in the South Hampshire property markets gaining experience and knowledge. Born in Southampton he has a comprehensive understanding of the local area and markets. He deals with a broad spectrum of work including commercial agency, valuation, property management, lease advisory work and negotiation of rent reviews and lease renewals. Tej joined Keygrove in June 2011 having previously worked for the London auction house Acuitus. He is currently working towards Chartered MRICS status.

Pam also assists in property management and provides over 14 years of management experience in the Southampton and South Hampshire Region. Previous employers include Humberts and Quality Street. Pam has worked for Keygrove since August 2008.
